General Leasing Questions

Can I bring my pet?

The District on 5th is pet friendly! Permitted animals must weigh no more than 50 lbs. and aggressive breeds are not permitted. No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment.


Do you have covered parking available?

Yes. Obtaining a parking space in the garage is on a first come, first served basis and limited spaces are available to residents for a monthly fee.

How are rooms assigned?

Residents who already have preferred roommates can confirm their roommate choices with our leasing staff. If they do not already have a roommate, our staff can help match you with other residents seeking roommates. Residents will be able to communicate with each other during and after the selection process. In the event that potential roommates discover that they are no longer compatible, they can request a different roommate and we will do our best to accommodate any change request. To provide sufficient time and the greatest opportunity for residents to find the perfect roommate, they should apply and sign a lease as early as possible.

If I am over 21 do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, Greystar will accept a security deposit of one and one half (1.5) installments.

What if I need to cancel my lease?

With the exception of joining the military, we do not offer a lease termination clause in the lease. The resident is responsible for the entire lease contract. The District on 5th does allow residents to transfer their lease agreement with proper authorization from the management staff.

Will you send me a bill for each installment?

We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time.

What types of leases are available?

We lease by the bedroom at District on 5th, which means that your installment covers your bedroom only. The benefit of this is that you cannot be held responsible if your roommate does not pay or is late with their rent payment.

How close will I be to campus?

We are located approximately a mile from the University and about a 15-minute walk from University Blvd. Check out the interactive campus map linked above!

What transportation is nearby?

We are located right next to the Sun Link - the local street car that travels to campus, 4th Ave and even downtown! Use their virtual apps to track how soon it will arrive and to purchase tickets.

Renewal Questions

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

If I renew, do I have to move out then move back in?

When you renew and choose to stay in your current spot, no moving is required!

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3"! Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

I'm graduating in December, can I still renew?

Contact the office for details on the options available to you.

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

When do I start paying the new rent amount?

On the first day of your new lease.

If I renew, will my guarantor have to sign again?

Yes, your guarantor must sign the guarantor agreement for the renewal lease.
